Dubai or Cyprus: choosing between two very different markets
Yield, distance, currency, jurisdiction, use. A side-by-side way to decide which market is actually yours.

We are asked to pick one almost every week. We will not — but we will give you the five questions that decide it, because the honest answer depends on what you want the property to do.
1. Yield or proximity?
Global Property Guide measured gross residential yields of 5.53% in the UAE in Q2 2026 and 5.76% in Abu Dhabi. Cyprus is the shorter flight — under an hour from Tel Aviv — and that changes how often you will actually see the property. Yield rewards distance; use rewards nearness.
2. Dollar or euro?
The dirham has been pegged to the dollar at 3.6725 since 1997, so a UAE purchase is effectively a dollar position. Cyprus prices in euro. Neither is safer in the abstract; what matters is which currency your future obligations are in.
3. Which jurisdiction do you want to be in?
Cyprus is an EU member state with a legal system built on English common law. The UAE offers freehold ownership for foreign nationals in designated areas, with off-plan purchases protected through project escrow accounts regulated via the Dubai Land Department. Both are workable. They are not the same environment.
4. What will the property do when you are not there?
Dubai has a deep, year-round rental market and a mature management industry: 5-8% of rent for long-term letting, 15-25% for serviced. Larnaca is more seasonal and more suited to a second home that is let part of the year. Be honest about which of those you are buying.
5. What does the alternative at home cost?
An additional apartment in Israel carries purchase tax from 8% of the first shekel, a 50% loan-to-value cap on a second home, and an average unlinked mortgage rate of 4.79% in March 2026, against a 3.15% national gross yield. Whichever foreign market you choose, that is the bar it has to clear.
A short way to decide
If the property must earn, look first at the UAE. If it must be reachable on a Friday morning, look first at Cyprus. If it must do both, tell your agent that in the first call and let the shortlist be built around the compromise, rather than discovering it at the contract stage.
