Cyprus is the market buyers from Israel reach for when the appeal of Dubai is clear but the distance is not. Larnaca sits under an hour's flight from Tel Aviv, inside the European Union, with a legal system built on English common law and property title held in your own name.
Who Larnaca actually suits

What the city has been doing
Larnaca has spent the last few years rebuilding around its coastline and marina, with a working international airport a few minutes from the centre. Development has concentrated in the seafront and Mackenzie areas and in the newer residential belt inland, including Aradippou. It is a smaller, slower market than Dubai, and that is precisely the point for part of our audience.
What to check before you sign
- Title: confirm that a clean, separate title can be issued for your unit, and what the timeline for it is.
- The developer's completed projects, visited or verified — not only the ones in the brochure.
- Whether the reduced VAT rate for a main residence applies to you, and what it changes. Get this in writing from a Cypriot lawyer, not from a sales desk.
- Annual running costs: communal charges, municipal tax, insurance and, if you let it, management.
- Your Israeli tax position on foreign rental income and on a later sale.
